DESCRIPTION SUMMARYThis is a New Development onsite role in
Washington DC.We are seeking a skilled and reliable
Residential/Commercial Maintenance Supervisor to join our team.
This individual will be responsible for maintaining and repairing
the physical condition of residential and commercial properties,
ensuring all facilities are safe, clean, and well-maintained. The
ideal candidate will have a broad knowledge of building systems,
HVAC, plumbing, electrical, and other essential maintenance tasks,
as well as the ability to read and understand building site maps
for effective maintenance management.Key Responsibilities:
- Perform routine inspections and preventive maintenance on
building systems, including HVAC, plumbing, electrical, and
appliances.
- Troubleshoot and repair issues related to electrical, plumbing,
HVAC, and general building operations.
- Respond promptly to service requests from tenants or building
occupants and ensure timely completion of maintenance tasks.
- Perform general repairs such as drywall patching, painting, and
flooring.
- Coordinate with contractors and external vendors for
specialized maintenance tasks when necessary.
- Ensure that all work complies with relevant safety and building
code standards.
- Keep maintenance areas and storage rooms organized, stocked,
and compliant with safety regulations.
- Document all service requests, repairs, and maintenance tasks
in the system.
- Assist with emergency repairs and on-call duties as
needed.
- Collaborate with the property management team to ensure the
best service and tenant satisfaction.
- Read and interpret building site maps to ensure efficient
maintenance and repair activities across residential and commercial
properties.
- Assist and complete work orders generated from resident
requests for service, as well as routine upkeep of the community by
diagnosing the source or cause of defects or problems, and making
repairs in accordance with established policies, procedures, safety
standards, and code requirements.
- Oversee and complete the "make-ready" process to prepare vacant
apartment homes for leasing and new move-ins by completing the
pre-move-out inspection, creating a "punch" list of maintenance
work needed, scheduling vendors and contractors as needed,
obtaining necessary supplies and materials, completing all
maintenance tasks, and inspecting completed work.
- Develop standards for the cleanliness and overall appearance of
the community's grounds, amenities, building exteriors,
market-ready unit interiors, breezeways, curbs, signage, leasing
office, central garbage areas, parking lots, and other buildings
and common areas to ensure they reflect and represent the high
quality of the community and Greystar standards.
- Periodically inspect work performed by other service team
members and contractors, vendors, and other service providers to
assess the effectiveness of policies, procedures, and quality of
work. Develop corrective action plans as needed to ensure quality
standards, scope, and specifications are met.
- Maintain adequate inventory of spare parts and maintenance
materials and work with the Community Manager to order supplies and
tools as needed to stay within budgetary guidelines.
- Complete monthly preventative maintenance procedures as
outlined in the Policy and Procedure Manual.
- Support cost-cutting and expense control programs by fixing
rather than replacing parts when possible, avoiding waste of
materials and supplies, and practicing correct use of tools and
equipment.
- Conduct regularly scheduled Greystar safety meetings, ensure
all MSDS sheets are current and readily accessible, and keep up to
date on all OSHA and other safety-related laws and requirements to
ensure community compliance.
- Demonstrate customer service skills by treating residents and
others with respect, answering questions from team members and
residents, responding sensitively to complaints about maintenance
services, and completing assigned work orders with efficiency and
urgency.Qualifications:
- High school diploma or equivalent required; certification in
maintenance or a related field is preferred.
- DC3 Certification is a must.
- Minimum of 5 years of experience in building maintenance,
including both residential and commercial properties.
- Strong knowledge of building systems (HVAC, plumbing,
electrical, etc.) and mechanical systems.
- Ability to use and operate various hand and power tools safely
and effectively.
- Strong problem-solving and troubleshooting skills.
- Excellent written and verbal communication and customer service
skills.
- Ability to work independently and as part of a team.
- Must be flexible and able to handle a variety of tasks as
required.
- Ability to lift and move heavy equipment or materials as
necessary.
- Valid driver's license and reliable transportation (if travel
between properties is required).
- Must be able to read and understand building site maps to
navigate and manage building systems and repair activities
effectively.Preferred Skills:
- Experience with commercial and residential building
systems.
- Knowledge of local building codes and regulations.
- EPA Certification or equivalent (for HVAC or refrigeration
specialists).The salary range for this position is $70,000 -
$80,000.Additional Compensation:Many factors go into determining
employee pay within the posted range including business
requirements, prior experience, current skills and geographical
location.
- Corporate Positions: In addition to the base salary, this role
may be eligible to participate in a quarterly or annual bonus
program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this
role may be eligible to participate in weekly, monthly, and/or
