SOME (So Others Might Eat) exists to help the homeless and poor
of Washington, DC. With over 30 programs throughout the District of
Columbia, we provide a wide spectrum of services to the most
vulnerable individuals and families of our city. SOME's affordable
housing for families offers safe, dignified, and affordable
apartments to families experiencing homelessness and/or
poverty.SOME (So Others Might Eat) is currently seeking a full-time
Associate Director for our Property Management department.Position
Description: The Associate Director is responsible for overseeing
the day-to-day operations for several portfolios of properties.
Responsible for facilitating collaboration with programming, asset,
and facilities staff. Responsible for managing contractors and
assisting with property improvement initiatives. The Associate
Director will provide support and input regarding budget
development and implementation of the strategic plan. This position
requires strong leadership, high integrity, and excellent
communication.Schedule: Monday through Friday, from 8 am - 4:30 pm,
with the flexibility to work an evening or weekend shift to
accommodate the needs of the business.Required: Bachelor's degree
in a related field (Business Administration, Real Estate or Public
Administration) or equivalent knowledge; 5+ years of related work
experience in Property Management. Experience as a manager of
Affordable Housing or Supportive Housing. Must have excellent
communication skills: the ability to clearly communicate with
various audiences.Preferred: LIHTC- Low Income Housing Tax Credit,
Tax Credit Specialist certification. If the applicant does not
possess certifications, he/she is required to take and pass the
exams within 1 year of employment.Required License/Certification:
CPM (Certified Property Manager). If the applicant does not possess
certifications, he/she is required to take and pass the exams
within 1 year of employment.Knowledge, Skills, and Abilities:
- Must be familiar with housing management, Low-Income Housing
Tax Credit Program, HUD, Public Housing program/DCHA, and comply
with Fair Housing laws.
- Demonstrate leadership abilities, excellent communication
skills, and strong personnel management skills.
- Ability to effectively manage 6-10 communities in the assigned
portfolio; responsible for the overall business results, which
includes an emphasis on customer service, employee performance, and
the implementation of department initiatives.
- Monitor a wide array of performance metrics and implement
strategies to meet operational and leasing goals.
- Identify areas of improvement and possess the ability to
communicate issues to the VP of Property Management.
- Knowledge of lease-up for new sites.
- Working knowledge of property management software such as
Onesite.Expected Contributions:
- Establish and maintain occupancy standards at the highest level
achievable.
- Hire, supervise, and train property management staff, ensuring
SOME culture throughout the department.
- Establish clear expectations for completion of general and
preventative maintenance; monitor progress for compliance.
- Maintain contact with all site portfolios on a weekly
basis.
- Meet federal, state, and property compliance standards. Review
reports and assist with problem-solving.
- Reduce vacancy loss, ensure occupancy of 95%.
- Hold on-site managers accountable for the performance and
operation of the asset and on-site personnel.
- Reduce rent delinquency, assist staff with ERAP and additional
funding sources.
- Supervise the preparation of annual property budgets. Conduct
quarterly property inspections with respective VP. Recommend
policies and procedures to the VP. Attend monthly variance meetings
with the property manager.
- Assist site-level employees with managing resident relations
and resolving resident issues.Reports to: Vice President, Property
