The primary focus of this position will center on providing high levels of customer service to clients, on-site operations, and on-call plant operational support when needed. The Critical Environment Engineer will have a thorough understanding of all aspects of building and client operations, HVAC, electrical, plumbing, CMMS platform usage, emergency response procedures, and general building maintenance.Some of what you will do:

  • Completing work assignments with limited supervision, thoroughly and efficiently.
  • Operating, maintaining, troubleshooting, and repairing building equipment related to the efficient operation of the building equipment and client systems equipment and components.
  • Responsibilities may include but are not limited to all types of building equipment, including HVAC, mechanical, electrical, plumbing, controls (DDC & pneumatic), emergency generators, and fuel oil systems.
  • Additional job responsibilities of the critical environment engineer will include supporting the property maintenance team, working on assigned customer service requests, effective and efficient use of the CMMS platform, and participating in construction and capital projects.
  • Assist the Chief Engineer with the completion of the JLL compliance program and associated documentation to achieve compliance at your required account location and client-driven KPIs and SLAs.
  • Maintain good tenant/client relations through prompt and courteous response to service requests, and emergency responses that are within the guidelines set forth by the client and JLL.
  • Perform predictive maintenance, preventative maintenance, maintenance routines, emergency responses, and service requests as directed by the chief engineer, JLL, the client, and the IFM management team.
  • Occasionally assist contractors and ensure contracted services are being performed safely and per established work standards and practices in compliance with JLL standards.
  • Maintain the condition of the property and client equipment which includes cleaning, inspecting, calibrating, diagnosing, repairing, and maintaining the building HVAC's and client critical environment system and associated equipment to perform at optimum performance levels at all times.
  • Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
  • Evaluate vendors and suppliers regularly regarding quality of workmanship, competitive pricing, and timely responses to requests for services and emergency response.
  • Records readings, conducts building rounds, inspects fire prevention and suppression equipment, and makes necessary equipment and operating procedure adjustments where necessary.
  • Complies with JLL/client departmental policy for the safe storage, usage, and disposal of hazardous materials, refrigerant monitoring, and leak reporting protocols.
  • Maintain a clean, organized base building, client and engineering spaces, critical environment, and mechanical room facility always.
  • Perform periodic checks of tool and instrument inventory.
  • Monitors the quality and pricing of maintenance work performed by outside contractors.
  • Maintain and repair locks, locking mechanisms, closers, doors, and controllers.
  • Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building fire life safety systems.
  • Maintain and repair single-phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, lighting control systems, and lighting ballasts.
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps, and kitchen equipment as directed.
  • Provide all other building maintenance, repair, and restorative procedures as directed by the Chief Engineer and IFM account leadership.
  • Prepare, prime, and paint building interior and exterior surfaces.
  • Perform general Handyman tasks to maintain buildings.
  • Able to always work in a team structure and/or independently.Required
    • High school diploma or GED
    • 5+ years of construction, HVAC, building engineering, and critical environment systems and components.
    • Experience with various types of hand tools and use of diagnostic equipment.
    • Proven safety record and compliance with safe work practices.
    • Interpret engineering drawings and equipment manuals.
    • Proficient computer skills including e-mail, word, Excel, and Smartphones.Preferred
      • HVAC Trade, electrical trade, maintenance, or engineering License.
      • Trade school completion.
      • A CFC Universal license.
      • Experience with CMMS (Computerized Maintenance Management Systems).Physical environment
        • Physically able to work on a ladder, carry tools, and lift and carry up to 70 pounds.
        • Able to work in close spaces such as closets, and crawl spaces and work on roofs of buildings.Pay: $33.50 - 43.27 hourlyEstimated total compensation for this position: 62,000.00 - 90,000.00 USD per yearThe total compensation range is an estimate and not guaranteed.
